You'll find one of the most beautiful lakes in East Texas when you visit Franklin County.  Lake Cypress Springs is a spring-fed lake surrounded by pine and hardwood trees.  It is 7.8 miles long and covers about 3,425 acres.

Lake Cypress Springs is noted for black bass, trophy catfish and crappie.  It's great for water skiing, sailing, boating, fishing, and camping.  It also has some of the most beautiful and desirable homes and building sites to be found in the state.

Fortunately, Lake Cypress Springs is not a Corps of Engineers lake.  It is owned by the Franklin County Water District (FCWD) and property is leased from the District on a 99-year lease agreement. Annual lease fees range from $4.00 to $180.00 per lot.  Currently leases may be renewed for an additional 99 years for a bonus payment based on acreage.

Cypress Springs Country Club is located on Lake Cypress and offers a lush 9 hole golf course, driving range, swimming pool, club house and restaurant.  Some waterfront lots back up to the golf course.

Lake Cypress Springs is located just south of Mt. Vernon, off I-30, mid way between Dallas and Texarkana.  Mt Vernon is known as the gateway to the Tri-Lakes Area -  Lake Cypress Springs, Lake Bob Sandlin and Lake Monticello.
